As you can see, there are quite a few hurdles to overcome. Given this was the first Class P proposal the Council had dealt with, the application was always going to be highly scrutinised. It was important that I addressed the above conditions comprehensively and I did this through a statement that supported the application. Other gaps were filled by other consultants.

Garry Hodgson from Hodgson Architectural Services supported the application with drawings and some fantastic modelling that demonstrated how the building might look following the conversion.

Solmek handled the contamination and coal mining risk assessments, arguably one of the most costly and complex parts of the procedure.

Ecological reports were supplied by Dendra, who we often work with.

I acted as agent on the project too. The project carried significant responsibility given the uncertainty of outcome and the costs involved on the back of a very costly planning application and appeal process. I am thankful of my client’s trust in me.

The Council’s case officer on the application was Planning Officer, Nick Graham. Nick really demonstrated in this case how a Council should work with its stakeholders. We worked together at every stage so we could try to give our client assurances as best we could as the case progressed. Nick demonstrated a positive and proactive approach throughout and I think he is pleased with the outcome too.

I wish our clients, Mr and Mrs Emerson, all the very best with their development and I can’t wait to see the transformation and them happy in their new home. Hopefully, Fred will eventually hang up his muddy boots and enjoy his retirement.

This week, the PLANNING station has been appointed to handle two prior approval applications for agricultural barn conversions to houses. One is, again, in Co Durham and the other in Rothbury, Northumberland. It is a similar but different process with other conditions. I will report on these in due course.

In conclusion, this is another first for the PLANNING station and County Durham after previously securing consent the first Band A and award winning house in Ireshopeburn, Weardale.
